What is Wrong With This Destin Short Sale Story?
Buying or selling short sales can be lengthy and complicated. This story illustrates how important it is to hire an experienced agent when buying or selling a short sale. One of the real estate agents wrote an offer on a short sale last week in Destin Florida. She is quite experienced, never complains, but came to talk to me about the situation. Here is a recap:
1. Two days after forwarding her offer, the listing agent said he had not yet presented it to the seller.
2. The listing agent said the house was already under contract, although the buyer was trying to cancel. One of the divorced sellers agreed to sign the cancellation, but the other ex-spouse would not.
3. The listing was still “active” in the MLS, with no mention that it was under deposit.
4. The listing agent said he was not going to tell the short sale lender, Bank of America, that the buyer was backing out. He said he wanted them to approve the short sale, so he could substitute another buyer.
I had to scratch my head and get out a pad of paper to start writing down all the issues involved here. How many problems can you find with this scenario? Be sure you hire an experienced real estate agent when buying or selling short sales near Destin Florida.
